What a Real Attic Cleanout Covers

Attic cleanouts are one of those jobs that keeps getting pushed down the list until something forces the issue, a roof leak, a home sale, an estate to settle, or a pest problem that's gotten out of hand. When that moment comes, you need someone who shows up with the right equipment and actually hauls everything away, not just moves it around. A Home Services has been doing exactly that for 14 years across the Greater Houston area, and we carry a 4.7-star rating across 24 Google reviews because we finish what we start. Call (832) 244-5652 and we'll tell you what the job involves before we ever set foot in your home.

Every attic cleanout is different. A single-story ranch with a pull-down stair and two decades of box storage is a straightforward half-day job. An older two-story with blown insulation, rodent-damaged materials, and limited access is a different animal entirely, it takes longer, requires more care on the way down, and the debris haul-out alone can fill a full truck bed. What drives the cost is access, volume, the condition of what's up there, and whether any materials need special handling. We'll assess all of that before we quote. Every job is different, contact Ahomeservices for an accurate estimate.

Why Attic Cleanouts Get Complicated

The access point is almost always the hardest part, and that's before the first box comes down.

Most attics weren't designed for comfortable working conditions. Low clearance, poor lighting, and insulation everywhere means the job is physically demanding and slow. We've been up in hundreds of attics across the area, and the things we find range from completely harmless (old furniture, holiday bins, forgotten suitcases) to things that need careful handling (deteriorated insulation, animal nesting material, moisture-damaged drywall board that's been sitting wet for years). If you're dealing with garage cleanouts on the same day, we can coordinate both so you're not scheduling two separate visits. We bring the bags, the labor, and the truck. You don't need to touch a thing.

Our Process

How We Handle the Cleanout

  1. 01

    Walk-Through and Assessment

Before anything comes down, we go up and take a look. We assess volume, access, condition of materials, and anything that might require special handling. That walk-through is what makes the quote accurate, no surprise add-ons once the job starts.

  2. 02

    Full Removal and Bagging

We pull everything out, bag it, and stage it for load-out. Items you want to keep get separated before we start. We don't guess. If it's a borderline item, we ask. Nothing leaves the attic that you haven't approved.

  3. 03

    Haul-Away and Final Check

Everything we remove goes in our truck. We don't leave bags at the curb for you to deal with. Once the attic is clear, we do a final walk so you can see the space before we leave.

What We Handle

Items We Remove in a Typical Cleanout

  1. 01

    Boxed storage and old furniture

The most common load, decades of boxes, old furniture pieces too big for the door, and items that were supposed to be temporary but never left.

  2. 02

    Damaged insulation and building debris

Water-damaged insulation, old blown material, and deteriorated drywall board. We bag and remove rather than compact in place.

  3. 03

Animal nesting material and contaminated debris

Rodent and bird nesting material requires careful handling. We've seen it enough times that it doesn't slow us down, we just bag it separately and remove it properly.

  4. 04

    General junk and miscellaneous haul-out

Old appliances that got stored up there, broken holiday decorations, luggage, outdated electronics. If it came up through the hatch, it can come back down with us.

When to Call Instead of Doing It Yourself

Honestly, a lot of people can handle a small attic cleanout on their own if the access is good, the load is light, and nothing up there is damaged. We'd tell you that directly. Where DIY stops making sense is when the volume is large enough that it takes multiple days of hauling, when there's damaged insulation or moisture issues, when you've had rodents and there's nesting material involved, or when the access is limited to a 22-inch hatch and you're looking at moving furniture that won't fit through it without disassembly. Those jobs are where the cost of renting a truck, buying supplies, and spending a weekend in a hot attic starts to exceed what it costs to just call us. And that's without accounting for the safety side, attic falls from missed joists are a real thing. We've also helped homeowners who needed the attic cleared before roof replacement work started, so contractors could access the decking without working around stored material. If you're not sure which category your job falls into, call and describe it. We'll give you an honest read.

Services We Pair With Attic Work

01

Garage Cleanouts

If the garage and attic both need clearing, scheduling them together saves a trip. We handle both in one visit and haul everything in one load.

02

Gutter Cleaning

A lot of attic cleanout calls come after water intrusion. Before you close up the attic again, it's worth making sure the gutter cleaning is current so the same issue doesn't repeat.

03

Home Maintenance

Once the attic is clear, it's a good time to address anything structural or mechanical that needs attention. Our home maintenance work handles those items before you reload the space.

04

Siding and Exterior Wash

Estate cleanouts and property prep jobs often include exterior work. We offer siding washing alongside cleanout services so you're not coordinating two separate crews.

Frequently asked questions

How long does a typical attic cleanout take?
It depends almost entirely on volume and access. A standard pull-down stair attic with moderate storage takes three to five hours for a crew. Larger loads, limited hatch access, or material that needs careful handling, like damaged insulation or nesting debris, can push a job into a full day. We assess before we quote so you know what to expect on timing.
Do you remove old insulation as part of an attic cleanout?
We remove deteriorated or damaged insulation as part of a cleanout scope when it's already loose, compressed, or contaminated. We're not an insulation contractor, so we don't install replacement material, but we can clear the existing debris so that work can happen. If you're not sure what condition your insulation is in, mention it when you call.
What happens if there's rodent or animal damage in the attic?
Nesting material and rodent-contaminated debris get bagged separately and removed with the rest of the load. We don't skip it or leave it for you to deal with. That said, if you've had an active pest problem, you'll want a pest control company to address the source before or alongside the cleanout, otherwise the issue comes back. We can work around that timeline.
Can you separate items to keep from items to remove?
Absolutely. Before anything comes down, we walk through what's going and what's staying. Items you want to keep get moved to one side and set aside. We don't haul anything without knowing it's on the removal list. If there's any question on a specific item, we ask before it leaves the attic.
How much does an attic cleanout cost?
Volume, access difficulty, and the condition of what's up there are the three main cost drivers. A small, accessible attic with light storage is significantly less than a full estate-size load with moisture damage and restricted hatch access. We don't quote ranges because a number that's accurate for one job can be completely off for another. Every job is different, contact Ahomeservices for an accurate estimate.
Do you haul everything away, or do I need to arrange disposal separately?
We haul it away. Everything that's removed goes in our truck and leaves when we do. We don't stage bags at the curb or leave it for bulk pickup. That's part of the service, not an add-on.
